Cold Weather Season
In Northern Colorado, the cold weather season tends to make its first appearance without much notice. The switch from surprisingly warm fall days to freezing temperatures at night can happen in the blink of an eye.
With the chilling temperatures come new risks for your commercial real estate. Whether the task falls on you as the owner or the property manager, it’s crucial to weather-proof your building before winter officially sets in.
While snow and cold can bring a host of issues, plumbing is one of the most common. Frozen pipes can cause extensive damage, resulting in flooding, property insurance claims, and significant repairs.
Preventing Frozen Pipes
Taking the necessary steps to prevent frozen pipes protects your investment and saves you from potential commercial property insurance claims. Here are a few tips:
- Insurance: Understand your commercial property insurance coverage and familiarize yourself with the claims process in case you experience any issues.
- Faucets: If your commercial building has faucets along exterior walls, the best practice is to let faucets drip in extremely cold temperatures. Moving water is the best defense against frozen pipes.
- Hoses: Disconnect exterior hoses to prevent freezing and ensure hose bibs utilize anti-frost technology for added protection.
- Insulation: Be sure insulation is intact, especially around plumbing, and install additional insulation if necessary as an added precaution around water lines.
- Shutoff Valves: Locate the shutoff valves in the property in the event that the water needs to be turned off due to a plumbing emergency.
